The Lot at Formosa: A Storied Studio\'s Next Chapter Unfolds
Perched at the intersection of Santa Monica Boulevard and North Formosa Avenue in West Hollywood lies The Lot at Formosa, an 11-acre entertainment campus rich in cinematic heritage and now stepping into an exciting new era.

A Legacy Set in Stone


Built during the silent-film era, this legendary lot began as Pickford-Fairbanks Studios-founded by Mary Pickford and Douglas Fairbanks in the late 1910s-and later became home to United Artists and the Samuel Goldwyn Studio. Over the decades, the space has hosted iconic productions including Robin Hood (1922), The Gold Rush (1925), Scarface (1932), Some Like It Hot (1959), and West Side Story (1961).

In 2007, CIM Group acquired the property, launching a revitalization that brought together the charm of the historic sound stages with new, LEED Gold-certified buildings such as Formosa South, Formosa West, and The Courtyard. This thoughtful integration preserved the lot's unique character while introducing modern amenities for today's creative professionals.



A New Phase for Production


In 2021, HBO and HBO Max leased all seven soundstages, over 160,000 square feet including offices and support areas bringing major productions like True Blood, Big Little Lies, and Euphoria to the lot once again.

In 2025, as HBO shifted operations back to its Burbank facilities, the soundstages became available for new opportunities. This change opens the doors for a wide range of productions to make use of the lot's state-of-the-art facilities and storied backdrop.

Adding to the excitement, Miramax recently moved its headquarters to The Lot, taking space in one of its modern buildings and reinforcing the campus's role as a vibrant hub for creativity and collaboration.

Today, The Lot at Formosa stands out for its seamless combination of historic charm and modern capability. The campus offers:
